Need help implementing two real estate sites

Hello all,

I am looking for someone to help me mimic a couple of sites that I had commissioned but didn't work out. I can provide Drupal 4.7 environment and modules, I just don't have the background to do themes, graphics, etc. For a preview of the kind of sites I'm looking to create, you can go to jbrown.amsrealtors.com, bjbrown.amsrealtors.com, www.craigproctor.com, www.yorkregionhomesales.com.

Most of the "report" links are simple forms, which I will provide for integration with my contact management system - Top Producer. However, we also want to add property listings, current market data, and educational slideshows or videos to the kind of things you see in my examples.

The sites I need are:

1. Branded site with my name, face, etc. (bjbrown.amsrealtors.com, craigproctor.com)
2. Unbranded site without my name, etc. (see www.spokaneinfoplease.com for my current one, jbrown.amsrealtors.com, yorkregionhomesales.com)
3. Listing site that users can sign up for, list their properties and upload pictures (FSBO, Foreclosures, etc. - perhaps like )

Most of the help I need is in producing a site that looks nice and has a similar look and feel to these aforementioned sites. I think I can build a functional site (although I'd like 4 column, 6 column, etc and don't know how to do that), I am just majorly artistically challenged. Preferred form of work would be for me to configure the basic site, then turn you loose to make it look nice and do the specific things I can't.

I keep running into this bug that throws a big red validation error whenever my users try to post a comment. It appears to be a known bug but it's not getting much attention.
