Hi,
In the Product page the price is editable and I don't know why. The configuration seems to be fine.
Somebody knows why?

You've enabled the unit price for editing in the order type configuration.

Go to admin/commerce/config/order-item-types, click "Manage form display" in the dropbutton for your order item type, then click "Add to cart", and in the table drag the Unit price field to "Disabled".

The price is rendered from the variation, the order item has nothing to do with it.
Check your product variation type and your product twig template.

I had the exactly the same problem. I was using Display Suite. Changing the Display to None in "Select a layout" then saving brought back the price. After that you can go back using DS.
