Contextual filter "Has taxonomy term ID (with depth) usage"

I know this surely is a very basic question but I can't find the answer in any post.
In a site for a real estate agent I have a hierarchical taxonomy, like this:
For sell
- Houses
- Apartments
For rent
- Houses
- Apartments

I want to setup a view that,
- if the url is list/for-rent/houses, shows only the houses for rent
- if the url is list/for-rent/apartments, shows only the houses for rent
- if the url is list/for-rent, shows houses AND apartments for rent

I've tried with "Has taxonomy term ID (with depth)" and "Has taxonomy term ID depth modifier",and tried different combinations of depth 1, -1, and path as list/% and list/%/%. I either get nothing, or the full list in all three different urls.

Please help!
