When rh_nodes module is configured to show 404 pages instead of full pages modal does not work either:

AjaxError:

This request seems valid, but I'm not sure it's applicable to all installations.
I see some potential information disclosure when the desired behavior is to close the access completely. That's why the latest patch won't be committed.

However, after committing #3101692: Add Hooks to Behavior Invoker it's super easy to implement this in your custom code. Here is an example:

/**
 * Implements hook_rabbit_hole_values_alter().
 */
function your_module_name_rabbit_hole_values_alter(array &$values, \Drupal\Core\Entity\ContentEntityInterface $entity) {
  $values['bypass_access'] = \Drupal::request()->isXmlHttpRequest();
}

You can also add some conditions to restrict available bundles.
I hope it's good enough to cover your requirements.
