Only the residential class gets listings and Pirets downloads duplicates for every update and never deletes/updates existing listings. I've selected LIST_1 field, which is Flex MLS's key field and MLS ID, according to this post http://wordpress1.flexmls.com/support/rets/tutorials/example-rets-session/. Aside from that, everything works great. The CCK fields are populated nicely. I don't know how to troubleshoot the issue, so please let me know of any way I can give you better feedback, and please feel free to use my contact form to request my MLS authentication info if you want to see for yourself. I'm afraid that FlexMLS support is beyond hope for PIRETS 3. Aside from whatever issue you're having here (and the impossible field and lookup names, though that will mostly be an issue for themers), they also made the astounding decision that every lookup field should have different possible values per property type. If you couldn't make any sense out of the previous sentence, the executive summary is that FlexMLS's database was designed by people who had absolutely no idea what they were doing, even more so than other MLS companies' databases.

In PIRETS 4, which is currently little more than notes scrawled on my yellow tablet, steps will be made to accommodate this idiocy, but, in case it's not clear, I'm rather unhappy about it.

Well, hmm. A complete rewrite of PIRETS would maybe take 20 to 30 hours to perfect; PI's per-hour rate is $95 an hour. However, it turns out I'll actually be leaving PI at the end of the month, and it's unlikely I'd be able to get that done by then. We do have another in-house programmer here, but he hasn't worked with PIRETS before… I'm not really sure what the future of PIRETS is going to be at this point.

The problem turned out to be that I was selecting the wrong field for MLS ID. There are too many ambiguously named fields on this MLS.
